a Four-Building Acquisition!

 InvestPlus Expands To Grande Prairie, Alberta Market.

InvestPlus REIT is excited to announce the addition of 4 industrial buildings comprising of  91,680 sq ft to its portfolio for $14,650,000 at an existing cap rate of 7.89%. Three of the four buildings are very well located on a single title in Red Deer, Alberta and the fourth building is located in Clairmont, Alberta (Grande Prairie).  The acquisition was closed in late December, 2024 and marks another milestone within the InvestPlus portfolio — bringing the overall commercial space under management to 600,000 sq ft and bringing the Assets Under Management (AUM) to $101 Million. We continue to further our footprint in the industrial space and adding assets with strong tenant covenants.  All four buildings are leased to one tenant who is a leader in manufacturing and refurbishing gas manifolds. A great tenant with a strong covenant and business.

We have also been successful in having one of the chartered banks, National Bank, provide us financing for these great buildings. We have been able to secure financing with NB for a five-year term at a rate of 5.13%. These rates and terms from a chartered bank allow InvestPlus REIT to provide their unitholders with the security of having a long-term fixed mortgage, providing predictable revenue to the Trust. Furthermore, having National Bank as our lender further confirms the steps we are taking as a Trust to grow, and acquiring accretive properties like the RDI buildings.  We are excited to work with National Bank and look forward to continuing our relationship with them in the future.

The RDI buildings is projected to be accretive by an average of more than $3,600,000 over the next 9-year lease term, after unit-holder distribution. This accretiveness will help sustain our distributions and help strengthen our unit value. The acquisition of these buildings also pushes our assets under management to $101M; a 17.8% growth for 2024 compared to YE2023.
