InvestPlus REIT is excited to announce the addition of a 9,600 sq-ft commercial building to their portfolio for $885,000. The acquisition was closed just before Christmas in December.
We have been able to secure financing with ATB for a 5 year term at 75% loan-to-value at a rate of 3.95%. A great rate and terms from a reputable lender allowing InvestPlus REIT to provide their unit-holders with security of having a long-term fixed mortgage and tenant; providing predictable revenue to the Trust.

This 5-year old building is projected to be accretive by an average of $21,000/year over the course of the lease which is signed for 7 years to an international tenant, Menzies Aviation.

Menzies is one of our existing tenants at Airport Drive building just meters from this building. Menzies approached us requiring more space for their operation and required storage for their Deicing vehicles.

It is estimated that this asset will generate an average of an additional $21,000/year in additional cash flow after expenses, debt repayment and distributions paid. With over 200+ airport locations in the world, Menzies helps airlines with ground-handling services. We have a great building with a AAA tenant and the lease is also attractive, where the tenant is financially responsible for all the operating costs for the building.
